Understanding Awaab's Law

Awaab's Law, introduced through the Social Housing (Regulation) Act 2023, was enacted following the death of two-year-old Awaab Ishak due to prolonged exposure to mould in social housing.

The legislation establishes mandatory statutory requirements for the investigation and remediation of damp and mould. Statutory enforcement provisions have taken effect from October 2025.

The Housing Ombudsman and the Regulator of Social Housing have both signalled increased scrutiny of housing providers' handling of damp and mould cases.

Housing associations that fail to demonstrate timely, well-evidenced responses may face regulatory intervention, reputational damage, and increased legal liability.
